TERMS and CONDITIONS of PAYMENT

U.S.P.A.P, Uniform Standards of Professional Appraisal Practice makes it ILLEGAL, for an APPRAISER, or ANYONE, INCLUDING A LENDER, to make an APPRAISAL FEE or PAYMENT THEREOF, CONTINGENT UPON ANY OTHER EVENT, including  A PREDETERMINED VALUE or DIRECTION IN VALUE, or the CLOSING OF A LOAN. In the press, "lender pressure on appraisers" has been a much publicized issue. To avoid any such pressure, (which might result in the appraisal being declared "void or invalid") and to maintain the professionalism and integrity of our work, APPRAISAL FEES MUST BE PAID IN ADVANCE. As most clients require quick turn around times, to avoid waiting for the "clearing of checks," which might take as much as 2 weeks before we receive notification of a problem, we require a MONEY ORDER in advance. (HOWEVER, OUR PREAPPROVED, REGULAR CLIENTS, TRUSTED THROUGH AN EXPERIENCE of QUALITY RELATIONSHIPS, CAN ELECT "BILL LENDER." - see "online ordering.")

In a 2 step process, prior to asking anyone for a fee, we try to work with clients, to determine, with extensive preliminary data, whether or not we might be able to help them, or whether or not the property in question might be worth a value in a range of what they need. WE DO NOT DO "CONTIGENT VALUE APPRAISALS. While we can't promise any value without an inspection (or until MOST of the WORK is DONE,) many assignments can be eliminated as "not likely based on available data," and frequently we have to decline assignments in advance. However, THERE ARE NO REFUNDS of APPRAISAL FEES. The appraisal fee has been paid as a processing cost on behalf of the NAMED CLIENT, (ususally the LENDER NAMED on the REPORT, WHO OWNS the REPORT, and BY LAW, is THE ONLY ONE ALLOWED TO RECEIVE A COPY, without their written permission) from whom we have obtained an "OK TO PROCEED" prior to the 2nd stage. This is the last point at which cancellation is possible. The 2nd stage is scheduling payment and an inspection appointment. Based on the inspection, after full knowledge is acquired, the most appropriate comparable sales photos and supporting data are gathered and the report is prepared, regardless of what the value of the house is, and delivered to the lender, typically via email, within 24 hours. THERE ARE NO CANCELLATIONS AFTER INSPECTION, AND BY GIVING US THE OK TO PROCEED, YOU HEREBY ACKNOWLEDGE THAT YOU AND YOUR CLIENT ARE AWARE OF AND AGREE TO THESE TERMS.
